What Multifamily Marketers Are Talking About Right Now & What's Coming in 2027

Ask any multifamily marketer what topic they're (probably) most tired of hearing about, and you'll hear the same thing: Artificial Intelligence (AI).


Once a go-to buzzword, AI is now a complete game-changer in how renters find their next home, and as a result, the state of search as we knew it no longer exists.


Here's where the conversation stands heading into the back half of 2026, and what we should be on the lookout for in 2027.


Search Is… Different?

Remember the days when multifamily marketing was predictable?


ILS. Google. Paid. Social.


So simple. So streamlined.


Then, in November 2022, a little thing called ChatGPT came along, and everything changed.


You can describe it as a moving train, a race, a tidal wave, or a GPS that's constantly rerouting. However you choose to interpret it, tools like ChatGPT, Claude, and Gemini are here, and the pace of AI development shows no signs of slowing down.


Websites are increasingly evaluated on the strength of their structured data, pricing accuracy, review signals, and content clarity because search has shifted from finding websites to finding answers. To thrive, businesses must create trustworthy, well-organized, and genuinely helpful content to be cited by both search engines and AI assistants.


But here's where you'll want to pay more attention to the caterpillar than the butterfly, because the fundamentals haven't (and probably won't ever) change. Strong local SEO, accurate listings, a well-maintained Google Business Profile (GBP), and fresh content feed these AI systems' understanding of a community.



So, it's less of a metamorphosis and more of an evolution, because AI isn't replacing search; it's just reshaping how we discover information.


GEO Enters the Ring

Generative and Answer Engine Optimization (GEO/AEO) is competing for the same airspace as AI, but for a different reason.


GEO/AEO wants to go beyond the keyword rank and encourage us (multifamily marketers) to make our websites a source for AI systems to cite when they answer a renter's question directly.


Again, the logic is sound because it ties back to the fundamentals: AI platforms pull from the same signals that have always driven local search, and properties that have that foundation in place are better positioned as AI-driven discovery grows.


It's also worth remembering that zero-click searches have become prevalent because renters are starting on places like Google Maps, local search, and review sites well before they actually click.


This is exactly why SEO functions as pre-funnel work rather than an alternative to paid media.

Believe It or Not, Social Is Also SEO

Facebook and Instagram are being indexed by search engines. This means a well-written post can appear in organic search results, not just within the platform itself. Because of this, social copy has become a genuine SEO asset.


Reputation and review content remain one of the most influential factors in a renter's decision. Strong visual and video content matters just as much because it builds trust and sets accurate expectations before a tour ever happens.



Paid Media: Automation Is Necessary

Performance Max has gone from "one option among many" to the default.


Adoption jumped sharply over the past two years, and it's estimated to now account for close to half of all Google Ads conversions. Alongside it, Google's AI Max (an enhancement that expands search term matching and dynamically generates ad copy and landing page selections) officially came out of beta this year.


What does this mean?


There's been a real shift from manual, keyword-only strategies to automated, signal-fed campaigns, but it's important to note that AI Max doesn't replace optimization. The better the inputs (landing pages, creative, audience signals, campaign controls), the better the performance.



Success heavily depends on feeding these systems clean first-party data and strong creative, then trusting the algorithm to allocate budget, while staying vigilant about oversight, optimization, and Fair Housing compliance.


Looking Ahead: What to Watch in 2027

Retention Marketing Gets a Bigger Seat at the Table

Forecasts of slower rent growth and softer markets through 2027 mean there will be even more pressure on marketing teams to prove their value beyond new-lead volume. Renewal campaigns, resident-experience content, and reputation management will become core deliverables, not afterthoughts. Markets will vary, but budgets and key performance indicators (KPIs) that lived in acquisition will need a retention counterpart.


AI Will Do the Search

Zumper has launched a rental search experience inside ChatGPT, meaning renters can find available homes and market data directly through conversation. If this expands, ranking on Google will stop being the only game in town. Communities may increasingly need structured, machine-readable data that feeds into AI search.


AI Tools That Complete Tasks

Industry analysts expect investment to shift toward technology that completes tasks — scheduling a tour, pulling pricing, following up with leads — rather than tools that just answer questions, like chatbots. However, take this with a grain of salt: those same analysts say some of these projects will be abandoned or fail to deliver because they may not bring genuinely new capabilities.


Regulatory Pressure on Search Is Building

The EU now requires Google to open up search data sharing and third-party AI assistant access starting in January 2027. It's unclear if this will reach the United States, but it does signal that the current search landscape, dominated by a handful of platforms, is facing real legal scrutiny for the first time in years.


The Takeaway

None of this replaces the fundamentals multifamily marketers have always relied on: accurate listings, strong reviews, clear content, and compliant advertising.


What's changing is who (or what) is reading and acting on that information.


As AI systems move from summarizing search results to actively searching, comparing, and even transacting on a renter's behalf, the properties best positioned for 2027 will be the ones whose digital presence is already clean, consistent, and built to be understood by both humans and machines.
