ChatGPT Traffic Is Now Hiding in Your Direct Channel

Siobhan Park • October 15, 2026

Around October 9, ChatGPT stopped tagging the links it sends people to. No  utm_source=chatgpt.com . No referrer. Just a visit that GA4 files under Direct.

For multifamily marketers who were just starting to treat AI search as a measurable leasing channel, that's a big deal.

The Tag Is Gone, Not the Traffic

Adobe's
Cedric Huesler flagged the change, and Barry Schwartz reported it on Search Engine Roundtable on October 14. t. Since GPT-6 rolled out, ChatGPT links open with no tag and no referrer. Analytics has nothing to read, so the visit lands in Direct.

Cedric shared a chart showing the drop-off in tracking:

The drop isn't real. On the pages that lost ChatGPT visits, Direct picked up most of them. Renters are still clicking. They've just lost their name tag.

OpenAI hasn't commented, so this could be reversed. Plan as if it won't be.

This Is AI Search's "(Not Provided)" Moment

In 2011, Google started hiding organic keyword data, and "(not provided)" swallowed most of it. Marketers didn't stop investing in SEO. They changed how they measured it.

The pattern hasn't changed since. Outside of ads, platforms keep giving marketers less visibility into where their traffic comes from. ChatGPT just joined the club.

What It Means for Your Property Website

  • Your ChatGPT numbers will look like they fell off a cliff. They didn't. Don't cut AI search investment based on a channel line that lost its label.
  • Direct traffic will look inflated. Any report comparing periods before and after October 9 will mislead, including the ones you send to owners.
  • Lead source data gets murkier. A renter who asks ChatGPT for pet-friendly two-bedrooms near downtown and clicks through to your floor plans page now looks like someone who typed your URL.

What to Do Now

  1. Annotate GA4 on October 9. Future-you will need the context.
  2. Watch Direct landing pages. People rarely type in a deep URL like a specific floor plan or neighborhood page. A rise in Direct entries to deep pages is a strong signal of AI referrals.
  3. Ask the renter. Add "ChatGPT / AI assistant" to the "How did you hear about us?" field on contact forms and guest cards. Self-reported data is imperfect, but it's the one source a platform can't strip out.
  4. Measure visibility, not just clicks. Track whether your properties show up in AI answers for the prompts renters actually use. That's where the shortlist is being built, click or no click.
  5. Reset expectations now. Tell owners and stakeholders about the change before the next report does it for you.

Don't Let Your Best New Channel Go Dark

AI attribution was already partial. Now it's thinner. The properties that win will be the ones AI keeps recommending, whether or not the dashboard gives them credit.

VibeSites, the website product inside MultiHub, is built for AI search from the first line of code: multifamily schema on every page, llms.txt on every site, and pages built for the searches renters actually run. Repli’s SEO team builds on that foundation, so your sites are structured the way AI reads the web, no matter what your dashboard calls the click.
