Paid Media Specialist II

At REPLI, the Paid Media Specialist II plays a vital role in executing high-impact digital campaigns across search, social, display, and video platforms. This position requires strong expertise in paid media strategy, account management, and budget optimization, delivering measurable outcomes that align with customer leasing objectives. Reporting to the Paid Media Manager, this role collaborates closely with a dynamic, remote-first team to test, analyze, and scale campaigns that drive continued growth in the multifamily industry.

💣 responsibilities.

Primary Initiatives: 

  • Campaign Creation and Management: Build and create high-performing campaigns across platforms such as Google Ads and Facebook Ads. Optimize advertising strategies to target and engage with the right audience efficiently.
  • Budget Optimization: Maximize advertising spend by managing budgets efficiently. Ensure every campaign operates at peak performance for the best possible results.
  • Continuing Education: Stay up-to-date with the latest paid media trends and platform updates
  • ROI and Performance Metrics: Set, track, and report on key performance indicators (KPIs) and return on investment (ROI) for all paid media campaigns.

Job Responsibilities: 


Campaign Management

  • Build, launch, and manage paid media campaigns across platforms including Google Ads, Facebook/Meta Ads, and other emerging paid channels (e.g., Display, YouTube, LinkedIn).
  • Conduct keyword research, audience targeting, and competitive analysis
  • Oversee daily campaign performance, ensuring all campaigns meet Repli KPIs, including CTR, CVR, and CPA.
  • Proactively conduct A/B testing on creative assets, ad copy, targeting strategies, and bidding approaches to identify optimization opportunities.
  • Ensure all campaigns are re-enabled promptly at the start of each month and reflect updated offers or seasonal priorities.
  • Conduct quality checks to verify that copy, creative assets, budgets, targeting, and tracking are accurate.

Budget Optimization:

  • Leverage paid media management tools for ongoing budget monitoring across the different platforms to ensure optimal campaign spend.
  • Monitor budget pacing through weekly and monthly reports to maximize efficiency.  
  • Refine bids, targeting, and audience segmentation to enhance performance and eliminate inefficient spending.  
  • Flag anomalies with spend and work with the Paid Media Manager to address and resolve any issues. 

Reporting & Analysis

  • Participate in the reporting process by: Analyzing campaign performance using REPLI’s reporting tools and Creating actionable, client-ready reporting notes.
  • Communicate campaign strategy and performance insights effectively to clients.

Onboarding & Post-Launch Processes

  • Manage the internal workflow for new account onboardings and one-off setups.
  • Own communication with internal teams through the onboarding process board.
  • Provide spend and strategy recommendations to new customers that align with their goals and target audience.
  • Set up and test conversion tracking implementation to ensure accurate performance measurement. 
  • Perform landing page and post-launch campaign audits to ensure effectiveness.

Client & Cross-Functional Support

  • Serve as Subject Matter Expert and REPLI’s Paid Media ambassador for our client partners.
  • Provide strategic guidance to the Customer Success team as needed.
  • Respond to client requests and/or support tickets through designated communication channels.

  • Exceptional written, verbal, and visual communication skills (including presentation skills)
  • Excellent pragmatic problem-solving and decision-making skills with the ability to take initiative, accept feedback, and follow instructions
  • Experience in supporting project lifecycles both internally and externally as needed
  • Working knowledge about the multifamily real estate industry, trends, and marketplace preferred
  • Ability to produce creative results within tight deadlines with high attention to detail, maximum efficiency, and strong organization
  • A self-starter with an eagerness to grow in a constantly evolving field
  • Capacity to learn quickly and respond well to changes and opportunities
  • Proven ability to multitask in a fast-paced environment and delegate with clearly defined responsibilities

✊ education and experience.

  • 2+ Years as a Paid Media Specialist I or relevant experience in a similar role.
  • Hands-on knowledge of SEM best practices related to Google Ads, Facebook, and Google Analytics.
  • Strong understanding of ad platforms, bidding strategies, and pixel/event tracking
  • Proficiency with Google Analytics, Google Tag Manager, and Meta Business Manager
  • Previous remote working experience preferred

🔥 compensation & benefits.

Salary & Compensation: 

Base Salary - $45,000-$50,000

Annual Bonus Potential - Up to 10% of base salary
